What is a maintenance corporation?

A maintenance corporation, is a non-profit entity established to manage and maintain common areas and facilities within a community. Homeowners within the community automatically become members of the maintenance corporation upon purchasing their property. The corporation is responsible for tasks like landscaping, open space maintenance, maintaining stormwater management systems, and ensuring compliance with county and state rules and regulations. The board of the corporation is also tasked with managing the community’s finances, record keeping, and providing annual expense reports to the community, etc. The corporation’s operations are funded through homeowner assessments, which are mandatory. If a homeowner fails to pay their assessments, the maintenance corporation has the power to collect those dues in civil court. Unlike an HOA we are not responsible for enforcing pet restrictions, parking concerns, or enforcement of anything on a homeowners private property.
